Case Study
Buckingham Properties is well known for adaptive reuse of existing buildings and repositioning their function. We see potential in abandoned, worn out buildings, and turn them into adaptive re-use projects like Buckingham Commons – the old ArtCraft Optical building on Allen Street. It should come as no surprise that when Buckingham first discussed relocating our corporate headquarters to Alexander Street, we immediately considered sustainability. A year or so later, we’ve settled into our renovated home in Alexander Park, a project which is anticipated to earn a LEED Silver designation. But it’s not the plaque on the wall that we’re excited about.
In our 7,500 square foot space, we’re enjoying a 50% savings in power costs from the solar panels on our roof. Our low flow toilets and sinks with aerators use less water each day. High-efficiency lighting will pay for itself within three years. Guests are delighted to hear our reception area and conference rooms feature reclaimed bowling alley wood from Olympic Bowl.
At Buckingham, going green isn’t for the accolades and certifications, it’s for the long term financial and quality of life benefits. It’s an exciting time for Buckingham, with several large projects in the early stages. Our firsthand green experience will serve as a model for integrating sustainable features into developments like Alexander Park, The Tower at Midtown, and Winfield Park.

Buckingham Properties is an expert in dynamic build-to-suit solutions to meet your needs. In addition to our in-house construction experts, we have strong relationships with many highly regarded (…)
contractors. We have a reputation for bringing build-to-suit projects to fruition on time and on budget.
Recently, Buckingham worked closely with EarthLink from early planning stages and design through construction completion to deliver their 65,000 square foot state-of-the-art offices at the Alexander Park Campus. Our team worked to integrate their needs into the existing shell, which was in place at the time of site selection. Buckingham managed all aspects of construction, which was completed in just four months. After their ribbon-cutting, EarthLink leased an additional 6,000 square feet at Alexander Park, increasing their total occupancy to more than 71,000 square feet.

A sale-leaseback project allows you to focus on your core competencies by freeing capital and operating resources burdened by real estate management. In a typical sale-leaseback deal, the tenant sells the building (…)
to Buckingham and agrees to lease back the building under a long-term agreement.

Since 1970, Buckingham Properties has been a successful investor in commercial real estate. Our team creates value for our portfolio by strategically acquiring, operating and repositioning our properties.
Our current real estate portfolio includes over fifty office, medical office, industrial, retail and residential properties in both New York and Florida, in excess of 10,000,000 square feet. Our broad market expertise includes properties of all sizes, from large corporate headquarters and medical complexes to neighborhood retail centers and industrial parks.

Buckingham has the largest commercial real estate portfolio in the Rochester region.
Our team has expertise in all facets of real estate acquisition, management, development, construction and finance. Buckingham Properties is an extremely active real estate firm that focuses on opportunistic real estate investments to strategically grow our portfolio. Often times, our best opportunities come in the form of mutually beneficial partnerships allowing us to source, acquire and execute deals with the best combination of capital and operating expertise. Opportunities to partner have no limitations and can come from relationships with key tenants, brokers, contractors, equity investors, outside developers, CPAs, attorneys, etc.
Another type of Strategic Partnership is a “Sale/Leaseback” transaction. Buckingham’s access to capital provides us an opportunity to inject significant liquidity into a business through the purchase of the real estate with a simultaneously executed lease from the seller to lease-back the facility. This type of real estate transaction can provide a business owner with cash to either invest back into their business, or perhaps to “cash out” on its real estate component. This structure can be beneficial to intercompany succession planning strategies and generational family transitions. It can also provide a mechanism to generate growth without increasing the debt burden to the business.
The structure of strategic partnerships with Buckingham Properties is truly limitless, so we encourage you to contact Larry Glazer, CEO at (585) 295-9500 to learn more about future real estate partnership opportunities.
