Epic Advisors Inc., a Rochester 401(k) record-keeping firm, has added 2,500 square feet to its second-floor footprint to accommodate the addition of 14 employees this year.

Epic Advisors employs 73. It occupies 16,600 square feet at 150 State St.

Buckingham Accommodates ACHC Growth
Will Relocate Organization to 52K SF at 259 Monroe Ave., Rochester, NY
 
Rochester, NY – When Larry Glazer, CEO and managing partner at Buckingham Properties, heard that tenant ACHC (AIDS Community Health Center) was ready to expand (again), he immediately knew the right space and location for them was at Monroe Square (259 Monroe Ave.). And as soon as he toured the space, Jay Rudman, president of ACHC, knew it, too.
 
AIDS Community Health Center’s move from Buckingham’s Michaels-Stern Building (at 87 N. Clinton Ave., Rochester) will coincide with the merger and the co-location with AIDS Rochester to the same space most of the first floor at Monroe Square. As a result, the combined organization’s space will increase from 36,600 sf to more than 52,000 sf. “The added capacity available will allow the newly Monroe Squaremerged organization to further expand its unique model of providing a comprehensive, continuum of care and services for people living with or at risk for HIV/AIDS, through prevention, education, medical care, psychosocial care, and support,” said Rudman. “And, with a 650-car free parking lot, a bus stop at the door and a location just a stone’s throw from the Inner Loop, the property couldn’t be a more perfect fit.”
 
“The building was predominantly occupied by Preferred Care (now MVP Health Care) until they moved to our Alexander Park location last fall,” said Glazer. “We’re happy to be able to accommodate ACHC and keep them as a tenant as well as fill a nice-size space at Monroe Square. It’s definitely a win-win situation.”  
 
Originally a Sears (Sears, Roebuck & Co.) department store built in 1963; it is one of the few Rochester buildings with floor-plates large enough to house a big organization on a single floor comfortably.
 
Renovations are underway with ACHC occupancy expected this September. James Bridges of HBT Architects is the architect on the project. 
 
Besides the massive interior remodeling for ACHC, a new exterior canopy has been erected over the building entrance from the parking lot and landscaping upgrades have been made around the building. Additional exterior upgrades are planned for the near future.
 
Glazer and Rudman have been down this road together before. When ACHC (then known as the Community Health Network - CHN) was outgrowing its South Ave. offices in 2002, Glazer showed Rudman space at the newly renovated Michaels-Stern Building at 87 N. Clinton Ave. In March of 2003, CHN moved into 16,000 sf of space that featured the again-fashionable exposed brick, post and beam of days gone-by, including a first-floor pharmacy. In 2007, the remaining 1,400 sf in the building was added and built-out to accommodate the growth of the organization.
 
“The move to 259 Monroe will serve these organizations well for many, many years to come,” said Rick Glazer, Buckingham Leasing and Tenant Relations Specialist and oldest son of Larry Glazer. Glazer assisted his father in piecing the deal together over a period of many months. “It was a long process but, in the end, it’s a wining deal for both tenant and landlord.”
 
259 Monroe is also home to a number of state agencies and not-for-profit organizations.

Goldstein, Lasher to Share Load with Glazer

Larry Glazer, CEO and Managing Partner of Buckingham Properties LLC, has announced the promotion of Daniel J. Goldstein and Donald Lasher as partners in the Company. The substantial growth of Buckingham Properties the past 5 years, and the roles Goldstein and Lasher have played in achieving that growth, prompted Glazer to solidify their positions within the Company. Buckingham Properties is the Rochester region’s largest and most diversified commercial real estate developer and property management company.

Dan GoldsteinGoldstein, also a Certified Public Accountant, will continue to serve as the Chief Financial Officer of the Company, the role he has performed since joining Buckingham in 2003. Eagle’s Landing on the Rise

A new mixed-use business park is rising quickly in Henrietta: Eagle’s Landing. With up to 190,000 square feet of office and light manufacturing space at 1555 Jefferson Road, it is Dan Goldstein.jpganother ambitious project from the brain trusts at Buckingham Properties and Lefrois Development.

“The location is perfect for office or light industrial users looking for a suburban site with easy expressway access and lots of amenities nearby,” said Dan Goldstein, Buckingham’s Chief Financial Officer. Construction started in the spring and ground was broken for the second building last month.

The buildings’ design allows for either a dock door or patio to be built at the rear entrance to each space making office, light industrial, lab or showroom use easy alternatives. Up to four buildings will be built either one or two-stories tall.

According to Don Lasher, Buckingham’s Vice President of Operations, “We chose LeFrois Builders to work with us on this project because of their experience with this style of business park. And they have the same philosophy as Buckingham: honesty, integrity, and a quality product at a fair price.”

While marketing materials are being readied for roll-out, there has already been quite a bit of interest in the project. “We have a number of strong leads we are working. Landlord and Tenant Partner to Honor Veterans

Buckingham Properties and Pierce Industries to Raise New Flag at Business Center

 

Most stories about landlord-tenant relationships concern complaints, arguments, rising costs and a multitude of lawsuits. Not so at the Paul Road Business Center in Rochester, NY.

In honor of all veterans who have served, and those who continue to serve, our nation, a new flag will be raised and flown day and night commencing with a flag-raising ceremony at noon June 13, the day before Flag Day.

 

No one seems to remember the last time a flag flew at what formerly was the Bausch & Lomb Frame Center, but Dick Webb, CEO of Pierce Industries and a member of the Rochester Regional Veterans Business Council, felt that the time had come. Webb asked Marc Goldfischer, Buckingham’s Marketing Coordinator who was producing a TV commercial at the site, if he would run the idea, including night-time illumination, past Buckingham CEO Larry Glazer.

 

After having his facilities personnel check the existing conditions, GlazerPaul Rd Flag-raising 6-13-08 011 edit.jpg gave the go ahead for contractor Finnigan Electric to extend an existing underground electric service to the flagpole as well as purchase and install the proper spotlights and timer. Buckingham will pick up the electric bill for the lighting.

 

Pierce Industries purchased an 8’ by 12’ flag from the Flag Store, a retail operation run by the Veterans Outreach Center, and will install a new rope and locking mechanism on the pole as well as care for the flag.

 

Two Pierce employees, LTC (Retired) Gary Pawlak (28 years in service – served one year in Iraq in 2006) and Tom Werner, a Corporal in the Marine Corps (tour in Vietnam 1970 – 1971) will raise the flag. 5-year old Tessa Schopinsky, daughter of Pierce’s president, Rick Schopinsky, will lead the Pledge of Allegiance. Marisa DeMario, wife of Pierce employee Ed DeMario, will sing the National Anthem accompanied by Taylor Freitas, a trumpet player from the Gates-Chili High School Marching Band.

Tenants at the Center as well as the general public are invited to participate in the flag-raising ceremony.

 

Pierce Industries, formerly Alkron Manufacturing, was acquired by Webb in 2003. The company started to expand and “needed more space managed by a professional property management company,” said Webb. They moved into 43,600 square feet at Paul Road Business Center in 2006 and have added an additional 15,000 square feet since then. “I hold Larry Glazer in high regard. It is a pleasure doing business with him and his team.”

 

Paul Road Business Center is a mixed-use facility with warehouse distribution, light manufacturing and office space. Tenants include CEVA Logistics (formerly Eagle Global Logistics), Applied Coatings, Curbell, Lifetime Assistance, Skooba Design, Kayex, Guardian Building Products, Gordon-Smith Contracting and First Choice Glass.

Buckingham Signs Preferred Care for Alexander Park

Preferred Care to Move Corporate Headquarters to 220 Alexander

 

Rochester, NY — Buckingham Properties has signed Preferred Care as a major tenant at Alexander Park, the former GeneseeHospital campus. In what amounts to the largest single lease of space in Buckingham’s storied history, Preferred Care will move its corporate headquarters from 259 Monroe Avenue (Monroe Square) to 22220 DOB at Alexnader Park web announce pic 1.jpg0 Alexander Street, essentially taking full occupancy of that building. The lease commences June 1, 2008.

“We are very pleased that Preferred Care has chosen Alexander Park in which to consolidate its corporate offices,” said Buckingham CEO Larry Glazer. “This allows us to accomplish our goal of keeping this portion of the campus within the medical and healthcare-related community for many years to come.” ViaHealth is a tenant on the campus as well.

Preferred Care, with existing offices on the 2nd and 5th floors of 220 Alexander, has committed to a total of approximately 130,000 square feet in 220 Alexander Street. The logistics of the deal include the transfer of non-Preferred Care tenants from the 220 building into 222 Alexander Street.

“This move should help us optimize our productivity and effectiveness as we strive to provide the best possible service for our members, employer groups and providers,” said Lisa Brubaker, Executive Vice President, Preferred Care & MVP Health Care. “The move will occur in stages and is expected to be fully complete in 2008."

Buckingham will be remodeling the interior space of 220 to suit Preferred Care’s needs and also adding a restaurant on the 2nd floor of the Wolk Atrium. Plans for the exterior include a small curbside parking area to accommodate Preferred Care’s Gold members, many of whom will attend wellness classes in the building.

 “We have the opportunity to consider a long wish-list of enhancements, although we will need to continue to be mindful of space, budget and other practical constraints. In that regard, we will make every effort to provide the kind of accommodations that will support a happy, healthy and productive workforce,” said Brubaker. She also noted that “covered parking will be available for our customers, visitors and employees.” 

“Opportunities of this magnitude are few and far between,” said Dan Goldstein, Buckingham’s Chief Financial Officer. “Buckingham Properties is truly proud to be able to accommodate not one, but two, prestigious tenants with the size, strength and community reputation of both Preferred Care and ViaHealth.” Goldstein was the driving force and architect of Buckingham’s purchase of the campus earlier this year.

Buckingham Properties Completes Genesee Hospital Purchase

Related Buildings to Remain Intact, Hospital to Come Down

buckingham properties Buckingham Properties has purchased the former Genesee Hospital and surrounding campus from the GRHS Foundation, Inc., the real estate affiliate of ViaHealth. The surrounding campus includes two high-rise medical office buildings, a single-story former birthing center, a 1,700 car ramp garage and a restaurant/nightclub.

Buckingham Properties CEO Larry Glazer said, "We're elated to be able to work this deal for the mutual benefit of ViaHealth, Buckingham Properties and, ultimately, the people of Rochester."

"There are a plethora of ideas coming from all directions, besides those we have kicked around in the office," said Glazer. "We plan to engage both the community at-large and local officials, in a variety of manners, to determine the highest and best use of the site. Nothing is off the table at this time."

The hospital closed in 2001 and subsequently went through a long receivership process. The completion of this process in late 2005 brought all the structures under the control of one owner, clearing the way for a sale.

buckingham properties The deal includes ViaHealth leasing-back a minimum of 100,000 square feet of space in the newly anointed "South Campus" for medical and health-services currently operating in the structures.

The initial stages of the redevelopment project will provide needed esthetic updates to the office buildings and ramp garage. This phase also includes the relocation of utilities out of the former hospital into the South Campus structures, and the demolition of the former hospital structure to allow for future development.

Dan Goldstein, Buckingham's Chief Financial Officer and, in large-part, architect of "the deal," said he envisions "a mixture of retail, office and housing, but the overall makeup could vary from an 'urban village' concept to mid-rise apartments with ground-level, drive-up retail."

Goldstein said the campus comprises approximately 15 acres, half being the "South Campus," made up of the buildings that will remain standing; the other half is the former hospital. "It's quite a large area to work with in terms of redevelopment possibilities, especially with the location being so close to the multicultural center of the city with Park Ave., East Ave. and Monroe Ave., as well as downtown, all being just steps away."

Buckingham took possession of the property August 3, 2006.

buckingham properties When the baseball Red Wings open their 2006 season, the transformation of the former Art Craft Optical Building into the newly crowned Buckingham Commons will be rounding third base and heading for home. The first tenants should be moving into modern office spaces and loft-style apartments about that time.

Overlooking Frontier Field and just down the street from the Hochstein School of Music and the High Falls Entertainment district, it recently stood as a blanch, lifeless former manufacturing plant. Now the morning sun illuminates the lively yellow building with pumpkin pie-like trim at 85 Allen Street. The installation of new windows and other interior renovations will continue through the winter.

Upon completion, 36 apartments will be available as well as approximately 31,000 square feet of office space. Features include exposed wood beams and interior brick, a state-of-the-art computer and phone system, a secure parking lot and the only roof-top garden in the city with bleachers for watching all the action at Frontier Field.

Buckingham Properties, owner/manager of the site, is now offering "pre-sale" leasing opportunities including a choice of prime space, size, layout and design. There is free parking on site.

A cooperative effort between the City of Rochester, the County of Monroe, the state of New York and Buckingham team made this project possible. The City worked with Buckingham Properties to ensure the project’s conformation to today’s building codes, construction, and life safety standards. To provide sufficient parking for all future tenants, several small pieces of adjacent land were acquired with the aid of the City Department of Economic Development.

The County assisted with up-to-date access issues and the State was instrumental in resolving the use of a small parcel of land that was needed to properly complete the entire project.

Building History

A little more than one hundred years ago the prospering Pullman Manufacturing Company, a manufacturer of window balances, embarked on a quest to build for itself a new, state-of-the-art manufacturing facility to be located at 85 Allen Street in Rochester, New York. Some of the "bells and whistles" of their project included central heat, well distributed electricity, cross ventilation, large and well located bathrooms, large operable windows, elevators and a loading dock for trucks. The last major user of the building, the Art-Craft Optical Company, vacated the premises in 2000.
